We have been involved in the subdivision process for several years so it was a natural progression for us to start up our own business. Having originally commenced with the subdivision of our own backyard, we soon realised that it was a long and unpredictable process which at the end, really paid off.
Our personal experience gave us an insightful understanding of the challenges within the subdivision process and with that in mind we decided to start up a business in order to assist people who are in a similar position as we were some years ago. We work with property owners who have no experience and no real knowledge of the subdivision process, but would like to dispose of their unused backyard space or simply convert a portion of their large block into cash.

The eligibility for subdivision is determined by R-Codes, however there may be special requirements within certain councils regarding street frontage, common driveway, etc. Upon receipt of your property details we will conduct thorough research and advise if your property meets the requirements for subdivision.
Depending on the option you choose, the cash is payable either upon the successful settlement or on the date the new Certificates of Title are issued. In current market conditions we expect the subdivision process to take no longer than 12 months.
If you have a copy of the Certificate of Title, as well as copies of site plans, and water, sewerage and drainage plans they would be helpful. Please note it is not crucial as we can request all the necessary documentation through the appropriate channels.
We strongly advise that you obtain independent property advice, by either a formal valuation from an independent valuation company or an informal property appraisal from a local real-estate agent. We also advise that you seek independent taxation advice from your accountant as you may be liable to pay capital gains tax as a result of the property subdivision.
